Property Market Report 2026 Published Stable market conditions in the area of single-family and two-family homes, and price increases for condominium ownership

Press release of the Expert Committee for Property Values in the Oberberg District

The Expert Committee for Property Values publishes the latest figures on the real estate market in the Oberberg District. The data is based on purchase contracts concluded in 2025.
A total of 3,144 purchase cases (+6%) with a land turnover of 1,170 hectares (-17%) were analyzed. The total monetary turnover was approximately 671 million euros, exceeding the previous year’s level (+9% compared to 2024).
The prices for detached, resale single-family and two-family houses increased by 1% from 2024 to 2025, remaining stable. During the same period, prices in the same segment rose by approximately 2% in the Rheinisch-Berg District and by about 4% in Cologne.
Regardless of the development in single-family and two-family houses, the prices for used (+11%) and new (+2%) condominiums increased from 2024 to 2025. A newly built condominium was traded at an average of approximately 356,000 euros. Based on an average living space (94 m²), this corresponds to a value of 3,785 euros/m². However, sales exceeding 4,000 euros/m² are no longer uncommon.
The varying price developments are attributed to the current market situation and reflect the entire year 2025. Whether this trend in the Oberberg District, which is similar to trends in neighboring regions, will continue will be revealed by analyses of future purchase cases.
In already existing development areas, no price increases were observed. Therefore, the Expert Committee decided to adjust the standard land values only in certain locations.
For the second time, real estate reference values for the submarkets "single-family and two-family houses" and "condominium ownership" were determined for the Oberberg District. These replace the previously published comparison value factors in these markets. A slight decrease in prices was observed for agricultural land. The standard land value for agricultural land decreased from 1.65 euros/m² to 1.50 euros/m² (-9%). For forestry land without growth (clear-cut), the value remained unchanged at 0.50 euros/m², while price developments for forested land varied. The value for mixed forest decreased to 1.15 euros/m² (-12%) below the previous year's level, while coniferous forest increased to 1.30 euros/m² (+39%) and deciduous forest to 1.30 euros/m² (+30%) above the 2024 value. However, there were only 7 evaluable purchase cases for coniferous forest.
